For the August 2026 period, the 12-month average CPI announced by TURKSTAT stands at 31.90%. This rate will serve as the legal cap for both residential and workplace lease agreements. <\/p>\n\n<h2 class=\"wp-block-heading\">Legal Cap on Residential Rent Increase: 31.90%<\/h2>\n\n<p class=\"wp-block-paragraph\">According to the regulation enacted in 2022, the rent increase rate for residential properties is linked solely to the 12-month average of the CPI. For August 2026, this rate stands at 32.04%. Unless otherwise agreed between the tenant and the landlord, the maximum rent increase allowed for the new period is capped at this rate.  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Calculation Example (Residential)<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Current rent amount: 10,000 TRY<\/li>\n\n\n\n<li>Rent increase rate: 31.90%<\/li>\n\n\n\n<li><strong>Yeni kira bedeli:<\/strong> 10.000 TL x 1,3190 = 13.190 TL<\/li>\n<\/ul>\n\n<h2 class=\"wp-block-heading\">Current Situation in Commercial Rents<\/h2>\n\n<p class=\"wp-block-paragraph\">For commercial rents, the 12-month average CPI is generally taken into account as well. However, if a different rate has been specified between the parties in commercial contracts, that rate may also apply.
